How the Program Works
Upon enrollment our Case Manager will thoroughly study your credit report and other financial information obtained from you during your consultation. The Case Manager is an expert in debt elimination, credit and home loans. He will determine which of the points we have discussed in this booklet need to be addressed in order for you to qualify for a home loan.
He will then write a personalized program to address those points and get you qualified for a home loan. Because no two people have the exact same financial history or circumstances no two programs will be exactly alike. Your program will also ensure you establish new positive credit accounts in addition to the above if that is what you need. For that reason, the American Home Buyer Service works for anyone. Once your program is written your Home Buyer Coach will contact you to go over the program with you and get you started on it. One of the first things the coach will do is ensure you open a Home Buyer Special Purpose Account. This account is in your name and is held in a real bank. The only differences between this account and your checking account are that by enrolling in our program and opening this account you are authorizing the bank to send us daily reports as to your balance and activity on the account. This way we can ensure you are putting money aside toward the purchase of your new home. The account also is much more difficult for you to spend money out of. There are no checks for this account and no ATM/Debit Card will be issued. You can withdraw funds from the account but you must contact us or the bank during regular business hours and it takes several of days for the transaction to complete. This makes it less likely that you will spend the money on something other than your American Home Buyer Service personalized program.
When you complete all of the steps of your personalized program the Case Manager will review everything and ask for your income documentation to ensure everything is in order. Once it is your file will be submitted to a mortgage broker to get you pre-qualified for a home.
